Kiavi is the largest provider of fix and flip financing in the space measured on units and volume funded. We have a significant footprint for long-term take-out financing with our DSCR loan product as well. Last year we funded over 15,000 transactions for over $4.4BIL in total loans. Today we’re funding ~$300MIL in loans a month. Right now bout 85% of the business is bridge loans and 15% is for long term take out.
Our bridge product can be used for rehabs, cash out refi, or short term financing in general until a more permanent solution can be found for the asset. Our DSCR loan can be used for either traditional lease or STR scenarios (traditional lease UW). So we can be a one stop shop for both fix and flip or fix and hold. This can be offered through single asset or portfolio (multiple houses wrapped into one loan).
We strive to provide financing that’s simple, reliable, with power to scale through technology. The faster and easier it is to fund the deal the more time you have to invest into the business to find more deals. We have securitizations and committed sources of capital regardless of what kind of market conditions we’re in at the time you submit. This will help by giving piece of mind knowing that your lender will perform and that the well won’t run dry. We can fund the deals as long as they fit the box.
We’re a marriage of mortgage and tech with our portal where users can login in to price, submit and manage deals. On the back end the team originates through this proprietary technology. Tech helps with streamlining the process as manual processes with phone calls and emails tend to break over time.
